Curious to see if any other MF investors out there come across this type of discrepancy and how they address it.

Ok, I spoke to my attorney and he said to give the non-renewal leaving no discrepancy for what 30 days constitutes.  

Just want to point out a few discrepancies with what James said.

They passed me without questioning the giant discrepancy’s between the permits I pulled and the actual work.

If you have any discrepancies between his rent roll and leases, make sure you understand those - a talk with the tenant may be necessary.  

That will give them about 2 weeks to fix the discrepancies.  

Home is in hot Port Richey neighborhood. 3 bed 2 bath home (it will be fully rehabbed by turnkey company)Square footage is 1396 which is a bit larger than most in this neighborhoodAsking price is 133900.00Comps are coming in at 134000 according to MLS and 109k according to Zillow (big discrepancy there)Proposed pro-forma rent is 1175.00 but rent range is saying 1100.00So no equity in the home to start, and rent is below 1%.  

We feel this should have made up for the discrepancy in the rent and should not warrant such a negative response.

Neither of us have prior experience but know that a proper contract is essential to making sure all potential future discrepancies have a clear resolution-could anyone suggest a good resource or even template for this kind of situation?

Assuming another VA loan is most restricted by finding another VA loan, and then getting a second lien or bringing cash to sort out any price discrepancy for the seller.
