I believe I am supposed to follow the 2018 IRC code, but it's so dang complicated you need a specialty engineer to understand it.

In many parts of the construction business work is billed on a "net 30" schedule, meaning you have 30 days to pay the invoice. 

They LOVE to leave their equipment as long as possible and tear out as much as possible to rack up their invoices.

You may need to include copies of receipts or invoices.

You can write off operating set up costs: legal, accounting, advertising, property management with clear invoices that are easy to pull out of a box in the event of an audit.

When any repairs or work are done, I take the invoice and classify it in my book keeping software Quick Books, so I can get an idea how much is being spent on each property and the overall performance of each property.

I intend to have all sections repaired by one fencing company on a single invoice.

My concern is that keeping too much in the account encourages them to take out money without approval first or spend more than they need to without providing an invoice first.

And, we need to send rent invoices by email.
