As far as rehabs - I sometimes use their contractor/maintenance for stuff near the end of the job that they can do much faster for me.

The issue is the taxes and insurance was going up faster than the STR income. 

This is because of less vacancy/turnover, rents increased much faster, less tenant damage, less maintenance and repair costs, and most important of all MUCH higher appreciation due to being in more desirable areas that actually improved instead of staying stagnant like many S8 areas. 

While I’m quite good at painting I find it to be more cost effective to hire someone as a professional seems to work faster and use less paint than I do.

(This is obviously a simplification; one must consider risk, personal comfort, ability to manage, etc.).The wealth builder should always consider selling or trading his property for a property that will increase his net worth FASTER.
