Rich, I know it has been some time since you posted this, however, I believe you bring a good point to the new construction community, especially now. 

You should just find a local investor from your area, i.e. a rich old man/family.

I've gotten into plenty of arguments with sellers over "my numbers", but this strategy has only done wonders for my returns.Running My Rental Portfolio Like a BusinessI've figured out pretty early on that owning 1-2 properties isn't going to make me rich or allow me to retire early.

It wasn't until I read "Rich Dad Poor Dad" that I truly understood the potential and dived in headfirst.

My assumption is they are chasing people who got rich quick so they can sell the story.
