I love San Antonio and it is my favorite city.

Does anyone have any quickbooks alternatives that work for class tracking and or can recommend an accountant (ideally in the San Diego area) that would be able to get us going in the right direction?  

There is a famous case in San Francisco a few years ago where a local couple bought the HOA property like sidewalks and streets, in an expensive neighborhood.   

After buying hundreds of houses I guess one learns a couple things..I was in San Diego California on a 2 hour "how buy real estate chat" and when done I over heard the real estate club owner say "I will never have him back" He said that becasue I wasnt selling anything, just giving knowledge about our business.What I found really funny is that he called me a few months later and asked me how to market for certain types of deals...BTW I was invited back...

It would be further for me to drive to since I’m in San Diego. 

What is a good way to find possible investors for this property in San Francisco.  

I am currently stationed in San Diego and barred in Kansas.

The first 699 E Gold Dust, San Tan Valley AZ comps around 375K and I purchased for 393K so I'm lost about 18K equity by purchasing.

Even in San Diego it was not very difficult to find 1% rent ratios on small MF RE in 2012, the interest rates were crazy low until 2022, and the appreciation between 2012 and 2021 was incredible.
