If you did get a scratch through the urethane topcoat it would make no difference to the performance of the floor nor promote more damage to floor. - doesn’t require a level floor so no bouncy boards or squeaky flooring joints. - so easy to clean as there are no seams for gunk or smells to work into.

The advice to clean up your finances before doing this is well grounded.Lots of gurus promote real estate investing, especially wholesaling, as a quick and easy path to piles of cash.

You’ll want to factor in your promotes for putting the deal together as well.Now, the seller may opt not to accept your offer if you have to raise the equity (depends on the seller and market), but it’s worth a shot.

I can't promote myself a FL Mortgage Broker on this site, so instead, if I were you, I'd look for something like a Stated Income ALT investor loan in the mid to upper 4% to lower 5% range on a jumbo loan at 75% ltv on a 10/10 arm, 300/240, no escrows and no PPP.And remember, use other people's money to make money!
