My recommendation would be to have your financing in place and schedule showings the day a property goes on market.Steve

Maybe spend 1 day a week building your buyer's list and the rest of the time finding properties?

I have a feeling it is a bad idea to turn this into a rental one day as it will require a very specific tenant.

At the end of the day a home is worth what a buyer will pay for it, but these are numbers from studies.

I am sure I am not alone when I see a property on the MLS with one open house booked for one hour only with no other showings offered get under contract the same day as the open house.

Run the numbers every day as if  you’re exercising.  

Opportunity comes when practice meets preparation so I'd be sure you can analyze deals almost on the spot, have all your pre-approval ready, and contract ready to be written same day as you see a place.The other suggestion in find something off market and/or partner with someone.
