We sold this using a installment contract.

We don’t have basements, or foundation issues, the tile roofs last “forever” so there’s almost no reason.

This can significantly offset the upfront costs of installing solar panels.

Before learning this, my calculations showed it would cash flow $240 after expenses, but now it will take an additional $10-15K to fix and install these features.

Would it be wise to install a RING doorbell to monitor who goes in and out of the unit since I would be renting out by room?

I'm not sure the cost for the kitchenette install with rough in work but I have great relationships with my subs and historically keep my reno costs down. 

They instead focus on fully gutting their projects and install entirely new kitchens, bathrooms, fireplaces, accent walls, etc. and any exterior or mechanical upgrades necessary.While I understand this whole hog strategy, part of me says this will end up increasing the value of a home so far beyond other homes in the surrounding area that it wouldn't sell for what it's likely worth.

We removed 4 walks (including load baring), installed 2 walls, added half bath, replaced all plumbing and electrical, added new eye brow porch, painted full exterior (changed color), replaced all flooring, new bathroom and kitchen layout with everything replaced (shower, cabinets/vanity, counter, appliances, etc), stocked with new furniture, added mini split, removed gas/wood fireplace and added a new electrical fireplace, and placed initial STR tenant in 2 months and 1 week.  

Need full replacement of tile roof, plywood already in place, 1300sf house in Las Vegas, single story.  

The facility is underperforming and it should be a good opportunity to buy it while the price is "low" (asking $40 million, with a solar farm that is currently being installed) before the "Silver Tsunami" hits over the next few years.
