I guess it depends on how many properties have sold in that area/neighborhood in the last 60 days and for what prices those properties sold for..I just don't want to get a Property in a not-so great ( But NOT terrible area ) , with the sole intention being to sell it , and when I go to put it up for sell......

Although I do plan to sell within the next 3 years (military orders) I want to make sure I didn't make a terrible mistake by lowering my payments now just to save a few hundred dollars but increasing my total loan.

It's unfortunate that you're have such a terrible experience, but the property can be insured while its vacant.

So the rent pool was mostly  terrible.      

They're not terribly expensive (e.g. $500 or so) and will answer all your questions.  

There was one partnership where the partner was amazing at finding deals but horribly organized and terrible with money.4) I invested in a company (not exactly a partnership) that did really well making $80,000/month in revenue in year 2.

In retrospect that was a terrible financial decision, but oh, well.My next job was across town from my house which was a reasonable commute a long time ago, but quickly traffic became too much, and I decided I needed a closer place.

Last year I bought a slightly used terribly expensive nice truck and put 10k down on it.

I know from my holdings in other cities, that most property managers are terrible.
