I figure we have around 5M equity we can borrow against after 70% ltv and buying out the other member.

My husband and I have been investing in real estate in the East Texas/Longview area for about 8 years.

After merger of my PM company with national company my experience went from good to bad to worse now. 

As an experienced real estate agent I found the land, rezoned it and my husband's general contracting company, Mountainside Properties LLC, developed and built it.

I would recommend looking into local real estate meet-ups and networking with investors to get yourself on wholesalers email lists when they send out their deals.Hope this helps!
