What id the use and upside, is it a Hood that is getting better in 5 year would be up and coming, is the population growing in the area, the adjacent lot is sub dividable, or what can you put on it maybe it doesn't, have to be a store a local store how about contacting 7 eleven( Franchising offices) or local chain, interested in taking a project like that, what does the community need ?

When I just looked at EGI, assuming the space was vacant for 1 year, then leased at $16.33 as opposed to immediately renting at $14/SF, there is an $8K positive difference in taking the $14/SF.

If you are going to put the income requirement in the ad I recommend putting the amount they will need to make in take home income right in the ad.
