Don't underestimate the power of online forums and social media groups.

If I was starting out today I imagine it would be much worse, the result of (mis)information that is so prevalent and readily available on social media. 

Few home sellers want to sell to a random company operating out of Topeka.

Don't pick a random city far away. 

The EIN serves as the social security number for ABC Management. 

There is also plenty of other ways to get business, you can do open houses, use social media, door knock, etc.

This is not some random accidental homeowner who wants to be a landlord and doesn't understand the PM industry.

If you are a social worker then embrace these applicants as a personal challenge.

Balloons coming due with higher interest rates, China market, China production, Manufacturing production moving back to the US, Worker shortages, Workert pay hikes, Ukraine/Russia food and fertilizer misses, Oil prices increasing due to the OPEC Q1 production curtailments in place, Houthi issues, Panama Canal Water issues, Illegal immigration impact (buy one of those office buildings and rent for $10mm per year for Illegal housing, take advantage) social benefits required, Climate change believe it or not- Buy or sell into that thought process,  US politics, Baby boomers leaving workforce and needing more benefits, Baby Boomers moving from Stocks to Bonds,  etc.I agree things will get worse, but that means more investing opportunities. 

Social security, I would have to imagine that is about $30,000 per spouse(atleast).You are likely guaranteed $150,000 just between the social security and annual return on the 1.5 million not factoring in the IRA withdrawal.I think that is a healthy balance to retire on.Maybe, you can't be extravegant but a very respectable life.Congrats!
