For example, I know many people who have bought a house in Ewing for $200k and it's renting for $4000+ a month and this person has put maybe $50k into it over a couple years including a new roof, updated cosmetics, and was able to BRRR out all the money.

Before or after accepting:- Lower the sales price  or lower the sales price AND lower seller credit (only do this if you are confident in the sale)- find a value add opportunity (I've had situation where we put new roof on and split the cost 50/50 with the buyer via credits to up the home's value to meet appraised value).

Another thought - When purchasing HVACs, roofs, tree removal, siding, etc. you can very easily pay "retail" (just look for the biggest ad campaigns online) or you can save 30-50% by being your own GC and finding or going to the crews directly.

Short backstory; I’m a licensed builder in MI and have been on my own for 1.5 years completing structural restorations, insurance claims (roofs, siding, floods, etc), and about 15 or so bathroom remodels.
