I just leave a note with the keys, info on mail (full mailing address and location of the nearest community mailbox and how to go about getting a key-we can't do that, the tenants have to-gotta love Canada Post), garbage pick up and recycling info.

Again I'm assuming all spare rent after reserves goes to the mortgage, because I want to accelerate the happy day when the milking period begins and all the rent goes into my pocket.

One could be newly renovated, but not performing due to bad management, the other could be loaded with deferred maintenance and teetering on obsolete, but the owner is milking every last ounce of return out of it .... the CAP rate will not discern.
