You wouldn't want to lose the offer while you wait to get situated and you could have your cash untied working for you quicker on the next deal.

Unless there is a strong potential for profit in an 'As Is' land sale move on to a quicker turn around deal.

I feel that active cash flow investing would get individuals to their monthly income goals much quicker then 401k type investing.

True, there will probably not be very much in the way of appreciation but someone could depreciate this personal property a little bit quicker than real estate.I want to state I am double trailer trash!

I can say its easier to get in the market without much money but I am not sure if it will be quicker on long term wealth.

I sell my properties a lot quicker since I've started staging them.

I agree with the commenter above that you might have more luck with a portfolio/commercial lender, which is why I used a 25% down, and @Sean Kuhn is right, those loans are usually ARMs, but you can use the cash flow to pay down the mortgage quicker so you can refi before the term ends.
