I used to prefer helping buyers, when you'd schedule a buyer to see a morning or days' worth of homes, lots of choices, maybe schedule a 2nd showing the next day for favorites, then negotiate an offer and be surprised with the occasional multiple bid.

Normally, we hold all of our tenants to a higher standard but in your case your will need to play nice and give her what she is asking or find a way to meet in the middle. 

I am a real estate agent + I'm in the middle of a gut rehab and it's hard to balance all of this with family ( kids + partner)

Views are 4X and conversion is double over my 2/1. 2- and 3- bedrooms are the squishy middle with tons of competition, but when the potential guest needs to sleep a large group the pool shrinks dramatically. 

FYI, I am not the one in the middle of the negotiations, just trying to get myself learning and understanding as I will likely be the one managing the Partnership for the next generation.It looks like it's a 3% commission.

I'd also remind them of things to do to keep it cooler in the unit (open windows in the evening-if it is safe to do so, and early morning to let in cooler air and let how air out) and keep curtains or blinds closed to avoid sunlight coming into the unit (ie when sun is shining on that part of the building).
