It isnt data I really look at....but I intuitively buy in places where there are more owners than renters. 

Sounds counter-intuitive, but you might have more luck by being a little more ambitious.

All that said, my intuition tells me that the political inclination produces some of the NIMBY thinking that justifies some areas looking like a third world country. 

@Chloe Philipp I'd start with those word of mouth referrals if you only want to serve good contractors, while it may sound counter-intuitive making this business more exclusive may actually be beneficial in the long run as you'll get a better reputation. 

My intuition tells me that the forensic accounting in the expenses will uncover the real truth about this park and it may turn out to be a 6 or 7 cap after you dive into the POH and expenses deeper.

I'm currently going off word of mouth and "intuition" for areas to investigate, ie: Memphis, Dallas, Jacksonville, etc... 

The ones that can trip you up are deadlines and state laws which aren't based on intuition, like how long you have to turn in an earnest money check a client hands you or how long you have to be a broker before becoming a managing broker, etc.

Having a licence and wholesaling seems to be counter intuitive when your goal is to list properties (as an agent) from the off market.
