@Sabrina Romano I house hack a duplex in Roxborough near the intersection of Monastery and Ridge ave, so pretty close to that Manayunk/Roxborough border.

I own one on cherry dale close to Rhodes and  cherry intersection 3/1 rents for $750 and have had same tenant for 3yrs now.

The other area, also SE is around agora circle and corvair street, this is the neighborhood just south east of the babcock/malabar road intersection.

He will allow me to move the entrance to 100 feet minimum from the road intersection. 

If your total net equity of assets is higher than 1 million dollars (or pick whatever "high" figure you want), then consider LLCs as a way to segregate assets from each other in the event of a law suit inside any one LLC (ex. tenant or contractor sues you) or out side of all of the LLCs (ex. your car hits some kids at an intersection) .  

I know you can do bandit signs to market outside on busy intersection, but with everything being online now a days, I'm sure there are plenty of ways to market from your computer, as well as other street techniques..
