We have a lot of newbies and there are a lot of deals circulating our area with incorrect valuations or spreads that don’t work so we’ve been marketing direct for sellers. 

@Christa S Rickard Not saying that everyone that responded to your post is incorrect, but...So, capitalization is relative...as are all financial calculations associated with analyzing property.

He has personality traits that annoy me, but nobody gets along perfectly with another person 100% of the time, and overall it works better than anything I've ever done with other people.You need to know your quirks, his quirks, and lay out exactly what is what up front.

Modular will not carry the same resale value as stick built and sometimes will not appraise as well either.I'd like to hear about your experience regarding this because in my experience this is completely incorrect.

The other option I might consider is, after leaving my W2, roll the company 401k into a new Solo 401k, but let's not derail the thread with my quirks.  

I started buying duplexes in Ohio from the west coast, but they can come with enough quirks already.
