I know you can go to each property's listing and see how many days are grayed out so that they cannot be booked but how do you know that those are days booked vs the owner just not making it available to book for those certain days.

This has been a gray area of understanding for me but I think it means that the mortgage is less than its original value, for instance, a house that is free in clear has 100% equity?

You may even consider amending past returns and capitalizing more maint/repair expenses if it was a bit gray, or a series of repairs were all being done in a short period of time, such as during a vacancy.If the 2011 tax returns had issues that can't be surmounted, and 2012 is looking better, then wait until he files 2012 and use those results.

The roof color isn't optimal, but I think a medium warm-gray-taupe will work fine with it and the brick, on the shingles.Then use a deep red-burgundy for the entry door, and have a shutter made to match the existing original ones (very simple, won't be expensive)... don't buy a cheap replacement plastic pair with louvers.A bit of landscaping will go a long way.
