Been trying to figure out an answer to this dilemma for awhile now, even my CPA is taking a long time to get back to me.From my research (after I posted here...sometimes just trying to formulate the question leads you to the answer) this is what I found:1.

Read the BP & other real estate books/blogs, listen to podcasts, formulate the strategy that makes sense for you based on your goals, connect with the people that can help you (agent, lender, contractor) and find the right property!

Formulating the exit strategy and setting those expectations upfront are more important imo than getting into the deal in the first place. 

Being able to take an investment packet to someone and have all of the information formulated the way the spreadsheet does would really make your company look first rate.  

Would you formulate a higher percentage on lower ARV properties that need a fullGut.
