I would vote for going and getting your masters, especially if it means more money afterwards

Also the small banks want you to give tons of recourse and guarantees unlike conduit type lenders who can hold their money out for longer periods of time.I am slow at typing so if you have more questions ask away or you can always contact me for going over the finer points.

I agree that need isn't always the reason for going FHA.

For that reason, I am willing to forgo the property management expenses and assume that I will be managing the property myself (for experience and additional cash flow).

And didn't start to raise rates until we were already at that level for going on 4 years..

But, I know plumbers usually charge a flat 'trip' fee just for going for an hour or less plus the cost of the part, which makes more sense with that cost.
