My biggest fear I suppose is I have a very willing seller, have someone who can check out the property so I can assess the value, I make an offer and then...I'm stuck... away from the area, not able to get a signed A & B contract, list the property for buyers, and complete the B & C contract in timely fashion.

So I have the experience to do this, I just rather take the haircut on Gross Profit for myself where I can make it up with Equity and Cashflow on the back end.I have a variety of people interested in working with me in this fashion, I just have no experience in structuring a partner deal for this kind of work.

With that said, I'd imagine an investor looking to break out of the corporate 9 to 5 such as myself, would be finding ways to increase their investments in a timely fashion. 1 property a year is a better strategy for those who are content and looking to have a nice retirement when the time comes.
