If it is rain water penetrating through the roof and making its way to the interior space the sheetrock, insulation and framing may need replacing as well.

Taxes are a big turn off, and neither city has embraced the outdoor tourism that could completely revitalize the area (like Bend has).That being said, I am seriously thinking about getting some small buy & holds here.

I would tell them very nicely to think of their family and embrace reality by preparing them to move somewhere else.You need to explain to them their ability to negotiate a good sale is diminishing by the day every day it gets closer to the foreclosure auction and if they don't sell at least 5 days before that date they won't get a penny,let alone a few thousand cash to pay for moving expenses and a security deposit on a new rental apt.They are living in the delusion they can still get out of the mess and go on as normal.You need to make them understand you are their best hope to get back to a normal life some place else and that you have a business to run and make a profit.

@Susan, there's some penetrating concrete sealing products you can get which will also seal the dust in and give the concrete a "wet" look, which looks pretty cool in my opinion.

It is a major time saver and the younger generation will embrace it.Into the future I see technology like Rently being used so buyers can schedule and look at houses WITHOUT an agent.

If enough moisture/water is present, it WILL penetrate/saturate even the concrete floor and work its way into the wall framing and through most any wall surface you choose.

The fear of the unknown by the "guest" is what prevents 100% occupancy.My feeling about Portland, and other communities having difficulty embracing the sharing economy, like my HOA, has to do with the horror stories that @ Marcia Maynard mentions.

@Michael Herr A leak where a valley meets a flat section is not a "flashing issue" nor a "small repair" plus you can not be certain what's going on until you remove the tarp and examine everything.In addition, since it now has multiple fastener penetrations, it has multiple potential leaks.
