Make sure you don't sound desperate to sell.

Don't buy a property in a hurry in order to help someone in a desperate situation, or you are only going to take that desperate situation and put it on yourself. 

it looks good but it desperately needs some offsetting color trim on the windows, paint on the door (cabaret red ) , and I would i would also paint the rain skirt just make that is a more conservative color. 

In the end, we do what we want to do because we love it too much to do anything else, or we do what we think we have to do because we're too desperate/afraid to not do it. 

We had considered the roommate angle too, but as a newly(ish) married couple I think times would have to get pretty desperate before we were willing to go there. ;) It's great to be hearing feedback from others in the Sacramento/CA market.

But, I also know business, and they were pretty desperate to close by quarter-end, which is this month.My prior flips were purchased from a wholesaler, so this is the first time I have been though this part of making a deal. 

Now I'm living in his house and my house is basically unlivable due to the kitchen and baths being completely tore apart.I've been living in his house (only paying utilities) for the past four months while trying desperately to complete a bathroom so I can move back in and out of his house.
