I normally take the dumpster to the curb on the appropriate day. 

Other than the goofy floors the curb appeal is a big deal.

There's a good point though I heard about when starting a new action keep in mind whether you're jumping off a curb or a cliff.

It is time to think about curb appeal.

You might want to consider electronic payments to curb the "rent check in the mail" excuse.  

My approach has been to bring a freshly rehabbed SF houses to rent with attention to curb appeal and springtime rental rush.
