We also replaced the windows throughout with dual pane.When we decided to sell, we had it painted inside and out again, and had the kitchen and bath counter tops, and bathtub/showers refinished.

Might have run out of money after installing new HVAC, Updating Electrical, New water heater, Paint, 1 side of vinyl, etc.Rehab Needed: $25k (I am figuring $35k to have a cushion)Scope of Work: Update Flooring with LVP, Update Kitchen with new cabinets, countertops, appliances, paint inside and out (interior does not need paint but has outdated color), update baths, install vinyl siding on 2 sides (2 sides already have vinyl), Replace Windows, Install new entry doors, freshen up the landscape.

I did some calling and researching below is what I've found.Kitchen Cabinets Installed with Laminate countertop: 2500Basement Egress windows(2) 2600Hydro Line from provider coming into the property 950 per line.

As far as personal qualities goes:1) Quality of workmanship2) Quality of workmanship3) Quality of workmanship4) No Alcohol consumption on the job5) Dependable show ups6) Experience on a particular type of job (if semi-complicated such as countertop installs vs light bulb replacement)7) Doesn't need CONSTANT supervision or granular directions8) Pride of workmanship when finishedI picked these pics off of the internet to illustrate 7) and 8).This guy wouldn't be a good fit for me (although for some people he would) because "You didn't tell me you wanted it smoothed out Boss" or "That's the way it's done", or "That's all you paid for"--isn't what I'm looking for in a workman.Compare the above pic to the one below, that has been completed in a "Neat and workmanlike manner".

If they say the laminate countertops need to be replaced and I have no intention of doing so they can find another place to live and I can move on to the next tenant.

It does seem to come down to what your agent knows about finding VA qualified properties and having an appraiser that appreciates not just, "This place has countertops, check" but "Granite countertops and brand new kitchen, sweet."

From what I could observe, the bathrooms could use a face lift (Hopefully no more than $3k each) and the tiny kitchen could have flooring, backsplash, countertop, and new appliance change.
