Relationships and communication is huge and that's what we try to focus on.

I would be focusing on cleaning up bookkeeping, communication portal with client, vendor list management, payment processing, etc. 

Even local title companies are turning down business for land sale without a very clear and open communication of all parties.  

Will just help you out as you shop around.Final note: if you liked working with this PM (other than the lack of communication on maintenance), maybe ask them for quarterly pics/etc of different parts of the property in order to find a solution to this issue for the future.

Common complaints I hear is timeliness of communication, but it doesn't seem to be from everyone.

We've had to keep extending closing for weeks because his communication is almost non-existent.

If the tenants pay rent on time, communication is good, and the property isn't torn up offer the MTM rent and keep the boat sailing. 

I was only thinking of outsourcing written communication through messaging as most of that is general inquires and 90% of those can be pre documented.

I am thinking it is better to leave all communication of this problematic tenant to the PM rather than me directly communicating and sending my own contractors to save some money.
