This notice stated that a re-inspection would be carried out 12 days from the mailing date and advised contacting the code enforcement officer prior to the inspection date to discuss informal resolution.

Then it will carry forward in the 1031 as they file your form 8824.

Take some equity out and buy 3 more that cash flow they carry all the loans.  

The criteria varies with each market.. for some markets it has to be a 3+ bedroom + pool,  for many places it's absolute gold to have at least a mother in law suite but best to have 2 or 3 small units, etc etc..There are a ton of seller finance opportunities here as well (not many actually advertise it but they're open to it once you chat with them).

One strategy that has consistently brought me success is seller carry financing and creative deal structuring.

So I will need to carry the HELOC balance for about a year.

So if you don’t want to spend 12 months completing one deal for a $2,000 gross profit and investing 1500 hours to do it, you’ll need about $50k to carry you until deals start closing.  

So the borrower may get an offer of $2.7 million with $400k down, assumption of $2milion note and carry a second for $300k.   

You also have to consider loan amounts typically need to be above $250K will carry a 3-5 year prepayment penalty.The biggest thing I see is loan officer are quick to offer a pre-approval for you but the fail to run the DSCR/Rents ratios up front.
