There's just a lot that I don't know that I don't know.My advice to anyone who insists on doing their own marketing would be to learn the metrics of marketing (PPC, CAC, ROI), then venture out to see if you can meet the industry standards with a little testing money, but hire an agency also, and you can determine if the difference in returns is justified by the higher cost of the agency.Unfortunately, lead vendors and ad agencies can be difficult to deal with, and even harder to find a good one. 

I'm closing on my first LLC soon and while shopping for insurance, every agency I spoke to is willing to issue a policy in my name (single member LLC) with the LLC as additional insured.

That being said as I still have concerns as we explore syndications further: two being being earnest money and timing.Let's say we're looking at a potential deal that has a purchase price of $13MM, so we would probably need to raise $5.5MM-ish  with a fixed rate agency loan product like a Fannie/Freddie and including renovation cost.In a typical 1% EMD scenario we would need to come up with $130,000 shortly after executing the PSA.

You could also try contacting some agencies such as those that provide shelter for troubled teens or home health care that may rent the house to use for the business and cover all repairs.If you sell, you could then consider placing the capital into a more passive investment in a syndication to not have to then worry about repairs and tenant placement or deciding when is the right time to sell.

But it sounds like you need to focus on establishing your agency business on a good footing, so advice from real estate investors, while terrific for investing, may not be ideally tailored to the agency side.

Where exactly would I find out how to market to said insurance agencies?

We have began to target Listing Agents, in an attempt to find locations, but are wondering if there are specific agencies that specialize in this market that we should be targeting, to lessen the effort?
