I am sure the Beverly Hills, Rodeo drive, or Santa monica buyer will have different tastes than a buyer in inglewood, eagle rock, or el monte areas.In my experience it has been up to $35-50 to replace roof, siding, exterior paint, landscaping, Hvac, plumbing, and the major components along with the costmetic components mentioned above.

Its hard to see the silver lining, but there is one. 

It goes on gold and turns silver.

If a rating agency gives a AAA rating to this type of ABS, it means a hell of a lot more liquidity for the large SFR aggregation companies out there (think Blackstone, ARPI, Silver Bay, American Homes 4 Rent).

Some of my current favorites (from darkest to lightest) include: Kendall Charcoal, Silver Fox, and Revere Pewter.

I would spray the cabinets white, new silver knobs/hardware, new countertop and maybe switch the appliances to stainless.All of that would brighten up the whole space

Having sweeteners available such as personal property: cars, boats, Karatbars or silver bars can sometimes be the final perk you can throw into a deal to lock it down.

I used silver Sharpie to fill in scrapes in my (plastic) car bumper and it looks like nothing happened.

The thing that has me stumped is that everything (the usdx, currency value, silver & gold prices, etc...) seems to be going opposite of what it should be doing with such a massive rate cut these last few days.

The bigger a project you go the more they watch with an eagle eye what your plans are as it impacts the area for many years to come and the bigger picture for growth.
