I have been talking with Coinmache and in their contract they don't provide for a cancelation police or fee.

The only thing I can add is that if you're looking at a new area check with the police to see how bad the area and the subject property are.

@Chan K.landlords in Massachusetts are not required to provide off-street parking nor are you required to police the parking area you do provide.

they raised ours to $85.00 /Yr to pay for extra police presence. 

It is too hard to police everyday and not a workable system (you'd be stressed and in conflict and maybe violating their privacy if peeking in or around the place too much).
