I wish I had this kind of venue when I was coming up in the game.

I understand credit enhancements and additional guarantors are sometimes required but to be unable to cover escrow funds and to give away deal ownership for that service is kind of crazy but back to the main point, the real issue is when the Co-GP is not truthful about their true role or embellishes their portfolio/ unit count. 

The tenants in the 3 bedroom rental aren't in a protected class but I do not want to get in any kind of legal bind. 

I suppose my question on this is: Is her simple statement (which came in a text, btw) to me of "I'm moving out," enough for me to take this kind of action?

I kind of want to buy a Detroit apartment building - but can’t find a good PM that would touch it.

I’ve even seen a friend in Austin organize a simple field trip to another city..from what I’ve heard that kind of trip can spark interest in fresh markets.

You are questioning the value, unsure what kind of buyer would be interested, etc?

That kind of shoot-from-the-hip approach can be fun for a minute, but it usually ends up like my old buddy Rick’s first deal.. he bought a distressed fourplex in Tucson years back without a real plan, and while he eventually turned it into a solid monthly cash flow, he spent the first six months sleeping with one eye on the tenant ledger, praying the HVAC wouldn’t bail on him after a hot desert day.
