These types of loans are a pain but may be an option.  

If necessary, I would potentially use any other income sources to speed up, stay on target or address pain points.I'm suggesting a 10 year time frame as a ball park because I will use any additional income to speed this process along.

Ultimately, you need to listen to them and find out what their biggest pain point is and then solve that problem for them. 

I'm from Chicago and in my neck of the woods Security Deposits are a giant pain in the butt if you're a landlord.  

I don't go through that much time, pain and money for something I don't own.  

Its just a major pain. 

When it's time to sell, doing the rehab/cleanup, etc.. is a pain when you are depending on some third party to do it, and monitor the work.#2  Passive vs. active.

Its interface however is painfully slow in setting up the guidebooks but at that price, who can complain?

She is requesting that I pain the kitchen, repair chipped Formica on countertop and Formica that is coming up on counter and also fix or replace hood over gas stove.
