Harrah’s Cherokee Casino opened in 1997 and Harrah’s Cherokee Valley River Casino near Murphy opened in late 2015.

We will probably have some new slums and some new prestigious areas due to the casino .  

Albany is a complete dump, but getting re-vitalized they say and a new casino could raise prop values.

Has shopping, and is building up quickly due to the QuilCeda Outlet mall/casino expanding over the last couple of years.  

I hire people for a living and if I have the choice to hire a 23 year old with an MBA who has never held down a real job but learned a ton, or a 23 year old former franchise owner of a Little Caesars  I would choose the franchise owner in a heartbeat... plus the franchise costs FAR less than the degree, provided income and had equity for him to sell when he was done If your hope in life is to get a corporate job, work 60 hours a week and have ZERO control over anything EVER then for sure go get a degree in something fairly useless...if your goal is to have 100% control of your life and future and want to work when you WANT to work and wake up daily and do what you WANT to do not what you HAVE to do then I would suggest seriously considering a PIVOT in your life.Real Estate is a DOERS game... you learn by researching, listening, asking and most importantly DOING Real Estate.

There are too many billions of dollars at steak for the casinos in Las Vegas.
