We live north of The Woodlands and have had a lot of success with our Airbnb business.

The CLT market is mostly flat woodland broken up by Lake Normand and the Catawba river that can easily be turned into housing or commercial properties while still being within a reasonable CLT Metro radius.

The same probably holds true in the North Houston area too - the new ExxonMobil campus in the Woodlands, the widening of 45, Conroe is booming at the moment.

i think one of the markets that are going to produce reasonable value for buy hold investors in terms of equity appreciation is in some of the more desirable suburbs like sugarland, katy, woodlands.. homes where say a mid level engineer or some middle to upper manager might have risk of job uncertainty given oil and want to essentially get out or need to get out.
