Why is there such a lack of du/tri/quad-plex's in Houston?

Hello BP world! My name is Sean Ostrander and I am a new real estate investor in the Houston market. I am currently working for a REI firm and am wanting to begin my own personal real estate porfolio, using the BRRRR strategy. But what I have come to find is such a lack of good residential multi-family deals in Houston. Does anyone have a good explanation for why there's not really any good multi family deals here? Or am I just looking at the wrong areas. (SW Houston, memorial, montrose etc) I have access to MLS and the other mainstream investor sites as well and I just keep drawing blanks. Any help would be greatly appreciated! Thanks so much guys.

Yeah. You're looking in popular areas. 1-4 family properties are being bought with cash flow as a secondary concern.

Even in B-C areas, 1-4 family units are tough to buy for cash flow. Upside is cheap long term financing.
