We do value add, so we think people like to watch the property transform and hear how that translates to increased NOI.As you know hold time varies from deal do deal.

Some folks want to focus on AirBnB and other short term type rentals; the 1% rule doesn't translate for that.  

Do the calculators, specifically the brrrr calculator, totally translate and apply to canadian real estate transactions?

Since Zillow also owns Trulia and Hotpads, I'm not sure how that will translate to those apps but I suspect it will in some fashion.So my question: what are you all using for alternatives?

The commercial lender I represent reviews these stats and generally avoids properties with neighborhood scout crime scores under 20 (translation, this neighborhood is more dangerous than approximately 80% of neighborhoods in the U.S. with a score of 20) If we entertain a property in a higher crime area it is usually at a reduced LTV, like 60% instead of our max 75%.
