Dishwasher, Bath, shower, toilets could not be inspected.

The next tenant cracked the toilet and didn't tell me, then he went on vacation.

I am now 60+ years old and replacing toilets, climbing on ladders is getting old.  

Since I invest in notes where I can get double digit returns, for me to buy a property the returns need to be higher than what I can get a note for since a note is mailbox $ and do not deal with tenants, toilets and termites.  

Price on kitchen and bath will vary a lot based on the type of finishes you have, however $25k will be a ballpark price especially if it's a rental unit.This is how the cost breaks down for us:$5,500 white shaker cabinets$3,200 granite$1,300 kitchen installation$3000 appliances$5,000 plumber + electrician$5,000 brand new bathroom including new flooring, tub and vanity, toilet, faucets, paint.$2,000 demo, permit fee and miscellaneous items.This is just a quick run down and like I said price will vary if you want to gut the whole place because at that point you have to add insulation etc.Hope this is helpful. 

Do you provide toilet paper, soaps, coffee, welcome baskets?

My thoughts...No toilets, no tenants, no trash.  

Be prepared that you will get lots of leads but they don't always pan out and I chose the ones I want to target.

(Not including material, No moving of pipes, just replace tub, toilet, vanity, tile shower wall and floor)
