@Joy Funt what does the hoa cover. if the townhomes are 1000 sf, you have 4000 sf of flooring @ $6 sf = $24000 / 8 year life span / 12 months in a year = $250 per month capex for flooring.

I have been in real estate for roughly 7 years and had a 5-year span in property management where I managed about 45 residential condos so putting the pieces of the property management puzzle together will not be an issue.

If the flooring is new today it has a life span of 8 years. 2400 * $6 sf= $14400 /8 /12 months in a year = $150 per month for floor capex.

In June 2018 I looked at average rent increase for San Diego SFR in the previous 3 years The average rent increase was almost $500/month in that 3 year span This was the average so RE that had value adds were very likely to have much greater rent appreciation.
