    @Johan Zafra let say everything is brand new. Life span for roof 25 years. Appliances 12 years Hvac 20 years Flooring 8 years. Triplex we will say 3000 sf of flooring @ $6 sf = $18000 / 8 / 12 months in a year $188 per month just for flooring. this already exceeds your capex and repair budget for one item. I use a total of 23 % for vacancy,repairs and capex you are at 9%. Most beginners underestimate the long term cost of real estate. I also saw that you used 6% for PM, more likely 10% or more especially if they have rent up fees.
