I do not recommend using anyone but an LA County probate attorney lest you get "home-boyed" by probate examiner long before judge or commissioner sees file.Nothing against the Riverside attorneys as I've been the featured speaker four separate occasions for the probate section and only non-attorney member of the group.There is more to the law than trying to hire an attorney on the cheap.

Martin is putting on a 2 day event here at the end of the month in Oakland with tons of great speakers. 

There are some clubs that are there to exchange ideas, have guest speakers, and network.

Coincidentally, they also are ESL speakers and I've found that in many respects, more communication is better.My lease has an addendum with several topics: Property maintenance, Yard maintenance, Prohibitions, and Failure To Maintain.  

There will be a guest speaker at that meeting, also a round table discussion, and is the second mtg for that new group.
