What have other Denver investors seen in the singe family space for demand around Denver?  

VA - 3/2-Singe Family - Owe 170K, FMV-190K- Rents for $1300 - Minimal repairs, tenants are long term as they are military.

I appreciate that they are thinking ahead, and are going to give their landlord propper notice, but if I sing a lease with them this week...

Ideally we will start with Singe Family homes and work our way up to multi-tenant properties.Currently SeekingAny advice or lessons learned are much appreciated.

If you do this it is your responsibility to fully train tenants on the use of the extinguisher and insure you have singed documentation indicating they have been trained.

I cannot sing the praises of Washington Heights more, and even though we have moved out of the neighborhood into the burbs to get us both closer to work, more room for our kids, etc., I am saving up for my next duplex in that area. 

The reason some landlords and PM companies do that is to ensure that the new tenants are able to pay rent/deposit/last at time of singing the lease.

Soo imagine a singe family home on a lot zoned r2.

If they want a extension to August 20 the landlord has the option of terminating them July 31 or having them sing a M2M lease ending August 31 and they pay the full month rent for August.There may be a legal hitch if your friend gave notice 6/1.

If it is legal where you are bootleg sings can work well if you know how and where to have them.
