I have done about 40-50 deals I have been wholesaling now for 2 years, I quit my job when I started doing well in wholesaling, but now I am considering going back for a couple shifts a week just for social reasons to get out of the house etc… I just find life is becoming very routine now that I am established in wholesaling and looking for something to mix it up a bit!

They are very knowledgeable on the type of transactions that investors consider routine but that many attorneys don't work with.

I routinely buy great properties from burnt out owner/landlords.If I were managing them myself, I would not own any rentals.I am always open to ideas/opportunities that create better returns.Thanks for starting this thread.

For a landlord, ongoing maintenance is just a routine part of your expenses.  

You must trade equal or up in value based on your net sales price (gross sales price less routine closing costs) and not equity and you must reinvest 100% of your net equity (cash position).

I eventually got tired of this routine and filed for eviction only to find out that if you accept any amount of payment that month, you cannot evict.

I miss it, need to build some time back into my routine somewhere of keeping my mind sharp and learning more from others. 

We routinely send over the buyers agency contract with the offer paperwork so they get signed together.

One thing I want to ad is you need a consistent routine for storing your receipts and also make notes as to why that transaction was a business purpose.

I have found I am way more productive when I wake up early, workout and follow a small morning routine and it really sets my day up nicely sounds like you are doing that but it is great. this also leads me to going to sleep earlier or working on less brain intensive tasks later in the day so there is a trade-off.I think having a job that takes that many hours can be taxing but see if you can flip it on its head.
