I found the county criteria which reads as:"Property must be minimum of 1 acre, meet the underlying zone district, have adequate parking, meet the requirements set for by the Wildfire Hazard Overlay District, have valid water and sanitation, have legal access, use the primary dwelling unit, be free of violations, and have no substantial detriment to the intent of the Zoning Resolution."

@Jonathan Klemm thank you for the response.I’ve been looking in Humboldt Park mostly since I am very familiar with the neighborhood and its in my purchase range.I do not currently have any investment properties - just been analyzing deals.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Good morning GP, If your property sells for $300,000, your "net sale price" after deducting your routine selling expenses (brokers commission, title, escrow, closing attorney, documentary transfer tax, etc.) will likely be around $275,000 (ish). 

I don’t  walk, park, visit, meet someone, or do anything without thinking about hurting someone.  

How does your lot accommodate parking for 2 unrelated tenants in the future assuming you need to fit 4 total cars?

We do not lend on STRs and we routinely refer folks to Mark at Visio. 

Like Michael said, I would use a cleaner once a month to clean or biweekly, restock the common area items (like TP, dish soap, etc), and sign up for routine lawn and snow services.
