@Tanner Verhoeks It is my belief that most homes purchased to live in rather than as a RE investment do not make good rentals. 

No matter what, my belief for 80-90% of investors should be:1.

Although this is a common belief, usually fostered from experience, it is actually not that restrictive. 

I am of the belief that a successful wholesaler is one who "helps the motivated seller," not themselves...

Core Values are the fundamental beliefs of a person or organization.

My personal belief is that the calculators are just time savers, yet if you don't know how they are put together you are no better off. i.e.

By them not calling yet it just reenforces my belief they're trying to cause trouble with your tenants.

In addition, there are investors that have been buying and selling in the area, which reinforced my belief that my farm area may generate some pretty nice returns.

I don't offer all the other amenities, but my belief is that with lending requirements more difficult today than 10 years ago coupled with higher rates in major events that impact one's credit (including divorces, medical debt, student debt, job losses, foreclosures/short sales, etc), it only makes it harder.  

Until then, saving religiously, reading, and BP podcasts.
