What is your experience with investing in vacation rentals or other real estate investments?

When I check local real estate listing it’s evident that a number of these properties for sales are former airbnbs that were purchased in the last 2 years and clearly are not worth holding onto for the owners.

Trump is talking of selling off government buildings and getting the federal government or GSA mostly out of the real estate business.

Have been talking about getting into real estate investing for the last 2-3 years and finally pulled the trigger on a 3 unit house hack in Soulard that will be closing later this month and will be self-managing the property.I'm trying to network a bit with other investors, build a solid team of contractors / handymen, and set my systems up in way to scale, but also so my tenants have a good experience.

And are there any meet up groups you would recommend joining for real estate investing ?

Here's my situation:2024:- W2 income: ~ $1M (married filing jointly in CA) LLC profit: $80K (from 2 real estate flips, in NC on spouse's name)Capital loss carryover: $380K (from stocks in 2023)In what cases can my LLC profit be treated as capital gains?
