Ask your loan officer for the breakdown of the closing cost estimate, it should be very easy to pin point from that.

We all know of new paint and new floors, but sometimes small details go a long way.Some examples are:Outstanding welcoming front door - nothing will increase your curb appeal more than a fantastic solid front door.Brand new metal mailbox - a dented and scratched mailbox screams 'run down' a new box is inexpensive and a metal one will shine in the sunlight and make the property glimmer.New outlet covers - they cost pennies and can update the feel of a room.Updated taps in all baths - we all can pin point baths from the 70's or 80's simply by the tap designs. 

I am trying to get the most out of the relationship by pinpointing what it is they are looking for, how they are buying etc.Any Ideas?

How do I pinpoint an area where flipping makes sense? 

Landscaping, and there is a massive barb-wire fence around it we need to remove.We found comps in the area for around $60,000-$80,000 (we are newbs so it was difficult to pinpoint exactly where we should be... we played it safe)Our plan is to rehab and rentWe believe we can rent this for at least $900 per month.  

You can use the resources from the sheriff’s department to pinpoint localized crime and steer away from certain areas.

It's hard to pinpoint an accurate assessment without all the info but that's just my opinion and two pesos.

After learning about building a solid team of lenders, contractors, managers, etc, it has given me a new drive towards investing in real estate and Florida is where I really want to take off. i just have to start pin pointing different areas in and around Jacksonville where investing in rental properties is beneficial to me.   

Im able to pretty much pin point the best deals down to street by street basis.
