Starting in real estate in NJ or any neighboring state

Hi,

I have my own business that is not doing that great and I'm thinking of getting started in real estate. I have a little bit of my own money but I can probably borrow from some friends or family some additional money if needed or maybe even a hard loan if it makes sense.

My question is, where do I start? I read about flipping which sounds as a good starting point for not too much of an investment, should I go that route? How do I pinpoint an area where flipping makes sense? What other ways are there to get started with little money to invest?

Which area do I start? I'm in NJ close to Atlantic City but I'm open to any area of the state or in neighboring states.
