Some consumers have never liked it, but things still function perfectly normal in those states.

Reason I ask is when you look at the actual final rate its almost not worth doing the 2-1 or 3-1 buydown since the rate is higher than taking a normal rate.

I am only doing so because during my normal screening I found these red flags. 

I often wonder if the remote location (20 minutes up the mountain) is a turnoff and travelers are starting to prefer motel-like accommodations that are close to the main highways.Houses in the middle of the woods with no view, houses that are non-cabin style like they belong in a normal major city suburb, no game room, no deck to take in the view, no hot tub, no area for a fire pit, no room for extra activities like corn hole or throwing the football, poor driveway, steep entrance, tons of stairs etc.

The book was released in 2018, pre-covid, and I wonder if the RE market has just changed this much or if Michael is just really focused on finding the 1 out of 100 deal that has the high cap rate and is a viable deal.Ideally I'd like to find a community/mentor that can give me some input on the realities and possibilities of the deals in today's market and normalize some of the viewpoints that Michael states in his book. 

I have even seen twice city inspectors walk buildings for other issues that have illegal basement units and as long as unit looks like a legal unit (normal ceiling height and two egresses) they didn't even say anything. 

Getting distracted and sidetracked is totally normal as you get started in this business.

Amazing how many investors, who are supposed to be business people, not just normal consumers, fall for sales pitches that lack substance once you dig deeper.
